Yes, if you are a landlord. You are legally required to have a Gas Safety (CP12) certificate for every rental property. It must be renewed every 12 months and a copy given to your tenants within 28 days of issue.

Usually 30–60 minutes, depending on the number of gas appliances at the property. The certificate is emailed to you the same day.

Yes. Gas Safe registration number 945556. You can verify this at gassaferegister.co.uk at any time. It is illegal in the UK to carry out gas work without being Gas Safe registered — always check before hiring any engineer.

If an appliance is found to be unsafe, it will be labelled "Immediately Dangerous" or "At Risk" and may need to be turned off. I'll explain the issue clearly and give you options for repair or replacement before doing anything.

Once a year. An annual boiler service keeps your boiler running safely and efficiently, maintains your manufacturer warranty, and catches small problems before they become costly repairs.

A full visual inspection, flue check, gas pressure test, safety device testing, heat exchanger inspection, and a general system check. I'll let you know of anything to watch out for and advise on efficiency improvements.

Yes — and it's the best value option. The CP12 + Service bundle is £149 (saving £21 versus booking separately). Most landlords choose this to get everything done in one visit.

All makes and models. I'm manufacturer-certified by Worcester Bosch, Vaillant and Baxi, but I work on all brands including Ideal, Baxi, Potterton, Alpha, Glow-worm and others.

Call 07492 252527. First check: is the boiler showing an error code? Is the pressure below 1 bar? Has the pilot light gone out? I can often diagnose over the phone and give you an estimated fix price before visiting.

A like-for-like replacement starts from £1,500, which includes supply, fitting and Gas Safe certification. The exact price depends on the boiler model and any changes needed to pipework or flue. I'll give you a fixed quote before starting any work.

A call-out visit where no repair is carried out is £95. This covers diagnosis and advice. If a part needs to be ordered, there's no additional call-out charge for the return visit to fit it.
