Yes, if you are a landlord. You are legally required to have a Gas Safety (CP12) certificate for every rental property. It must be renewed every 12 months and a copy given to your tenants within 28 days of issue.

Usually 30–60 minutes, depending on the number of gas appliances at the property. The certificate is emailed to you the same day.

Yes. Gas Safe registration number 945556. You can verify this at gassaferegister.co.uk at any time. It is illegal in the UK to carry out gas work without being Gas Safe registered — always check before hiring any engineer.

If an appliance is found to be unsafe, it will be labelled "Immediately Dangerous" or "At Risk" and may need to be turned off. I'll explain the issue clearly and give you options for repair or replacement before doing anything.

Once a year. An annual boiler service keeps your boiler running safely and efficiently, maintains your manufacturer warranty, and catches small problems before they become costly repairs.

Yes — and it's the best value option. The CP12 + Service bundle is £149 (saving £21 versus booking separately). Most landlords choose this to get everything done in one visit.

All makes and models. I'm manufacturer-certified by Worcester Bosch, Vaillant, Baxi and Ideal, but I work on all brands including Potterton, Alpha, Glow-worm and others.

A like-for-like replacement starts from £1,500, which includes supply, fitting and Gas Safe certification. The exact price depends on the boiler model and any changes needed to pipework or flue. I'll give you a fixed quote before starting any work.

A call-out visit where no repair is carried out is £95. This covers diagnosis and advice. If a part needs to be ordered, there's no additional call-out charge for the return visit to fit it.

Yes. Call-outs and fault-finding visits after 4pm, in an emergency, or on a Saturday or Sunday are charged at £195, rather than the standard daytime rate. I'll always confirm the rate with you before attending.

Yes — I'm F-Gas certified, which is the legal requirement in the UK for anyone installing or servicing systems that use refrigerant, including air conditioning and heat pumps.

Yes. We install, repair and maintain air source heat pumps and can check your eligibility for the government's Boiler Upgrade Scheme grant (up to £7,500), including handling the paperwork.

Yes. Alongside heating and boiler work, we install, repair and service split-unit air conditioning systems for homes and offices, and we're F-Gas certified to do so.

It's a UK government grant, currently up to £7,500, towards installing an air source heat pump in an eligible property. We check your eligibility and handle the application paperwork as part of the job.

Most modern split-unit systems we install are reversible, meaning they provide efficient heating as well as cooling from the same unit.
